The former U.S. Tobacco Headquarters stood vacant in one of the most desirable real estate markets in the country—Greenwich, Connecticut. Fortunately, the developer realized the potential in repositioning the two office towers into a 162,000 sf multi-tenant corporate campus.

Located at a major gateway to one of the Town’s most prominent avenues, Perkins Eastman used this visual connection to the business district to create a new, unifying focal point—a curved, four-story structural glass atrium that frames the scenic views to the Long Island Sound. The 30–foot high façade joins the two former freestanding structures and within, glass-railed sky bridges connect the floors. The atrium serves not only as a spectacular reception area for its tenants and their visitors, but also centralizes amenities including concierge services, a café, and fitness center. The redesign of the surrounding landscape on the three-acre site further enhances the new entry and includes pedestrian paths, a plaza and outdoor seating.

The renovation of the office towers include replacement of the original dark bronze glazing with clear high-performance glass to maximize daylighting. Infrastructure improvements include a new mechanical system, upgraded electrical capacity, emergency generator power, supplemental cooling, and new elevators.

Since completing the repositioning, the ownership has changed hands. We have been working with the current owners developing test-fit studies for potential tenants, as well as with new tenants to plan and design new workplace solutions.
